What factors do buyers consider when purchasing websites?

I am interested in selling some of my websites, to cover domain renewal expenses, so I would like to find out the main factors which buyers consider while purchasing websites. Is it revenue or are other factors also considered?

I have sold a lot of websites but only bought one website. When I bought the website, I looked for its potential of the website. I also looked for content and traffic, as well as revenue.
