Rural urban migration: effects on real Estate

The migration of people from rural areas to urban areas is one of the reasons real estate in urban areas is booming. It has also caused real estate in rural areas to be unprofitable.

People are always migrating from the rural areas to urban areas in search of more greener pastures and that is very understanding. It just makes read waste properties more expensive.
 
Rural urban migration has lead to the development of the real estate industry in urban areas at the detriment of the rural areas. A lot not people have really profited from this as population increases especially in urban areas. As at 2020, the cost of renting a 3 bedroom apartment in Lekki, Nigeria was 5 times it's value as at 2006
 
Rural urban migration has really increased the cost of housing in urban areas and of course, decreased the development of real estate in rural areas.
 
Since there are more buildings in the urban areas, then rural to urban migrations could be a good thing for real estate agents because it would mean more people looking for accommodation
 
This has also caused over population in the urban areas and as many people migrate to urban areas for better standard of living. It has also caused increase in the price of lands, houses and properties in the urban areas as they know they hot commodities

The effect of the migration to the rural area is the artificial prince increase of real estate outside the city. Even in suburban towns the lots are very costly now. In our village the lot used to be 3,500 pesos per square meter but now the vacant lots near our home are offered for 10,000 per square meter. It is more than double from the price 5 years ago.
 
Yeah it has both it disadvantage and it's advantages to us . Your price for each property will go up but for your purchase of land and other building infrastructure they will also be high.
 
One of the reason which makes people to actually take a move into the urban areas is the opourtunities avialable there,you would find out that people usually go or stay close to where they earn their daily living or in the alternative where there are better opourtunities.

Real estate Business has experienced a tremendous growth over the years that is partly fuelled by rural urban migration. Such movement from rural areas to urban areas paved the way for more development for the urban areas because the new people that are coming in needs accomodations and it's the job of the real estate sector to deliver accommodation for them.
This has led to most rural area dwellers selling their property like land to developers that tends to transform most of these rural areas into urban areas with rapid development.
Nowadays, it's not uncommon to see more than 5 people staying in a room together thereby congesting the room and at large the city.
Rural-urban migration has it's pros and it's cons, we just have to try and reduce it to the barest minimum.

That's one thing i like about real estate business and one of the reason why this business is lucrative is because you will surely make your money because every rural properties will surely become urban one day.

I completely agree with you that every ruler area might someday become an urban area but this doesn't happen all the time and before most of this rural area has become an urban area the teeth decades and even centuries and most people may not be able to wait that long for their investment to materialize.

Most rural areas that doesn't become urban are core rural areas and that isn't advisable for any estate businessmen but a rural areas that are close to the city are best for this business.
 
Rural area migration to the Urban settlement bring a lot of the advantage for real estate investors because they have an opportunity to sell their property to people who will be in need of property for either renting or full purchase
 
Rural urban migration has its advantages and disadvantages. For real estate it means that investors will be more interested in building residential apartments and acquiring landed properties in the city. It would be more profitable than investing in the rural areas.
Rural-urban migration has positive interest on real estate because it makes the Urban areas populated and with these people will need residential properties.
