How do you recognize a genuine house for sale that is not scam??

The first thing we're all going to do is ask for the document, though! But it doesn't deter them from defrauding the customer. But the safest thing to do is ask for the original document, verify the document's validity, and all parties can sign an agreement regarding the safe side of the property.

Real estate scams have been steadily on the rise of late, unfortunately with the assistance of technology. It’s possibly never been easier for a con artist to post an advertisement online ostensibly seeking to purchase or sell a home, but in fact hunting for illegally obtained funds.

You’d like to think the average web user is sufficiently well informed to recognize a scam when he or she encounters one, but it’s not true. Scammers wouldn’t continue to post these advertisements if they didn’t work to some extent, so fraudulent listings surface everywhere.

I have seen this happen so many times, especially in the local community i currently stay. Criminality in real estate is very high in this part of the world. So, before you purchase any property make sure you have the complete documents, the c of o and also consult experienced people.

Before you proceed to buy a house, you must first engage the service of a lawyer. The lawyer will then attest to the legality of the documents. You can then proceed to the property location to ask neighbors about the history of the property.

Make proper research on the property, have a lawyer check the legitimacy of the documents, before purchase , also ask around to know whether there is a current conflict on the property. Have people check the property out.

When looking for a rental, you’ll first want to use a reputable website. Facebook postings or ads on Craigslist are often legitimate but aren’t platforms meant for advertising specific real estate listings, which means it can be easier to post fraudulently. Online swindlers have been known to post about a property, ask for money upfront as a security deposit or downpayment and then disappear once they receive money. Young adults are especially susceptible to rental fraud, as scammers often target first-time renters. Beware of this scam, as it’s standard to see a property in person and have the opportunity to ask basic questions before being required to make a deposit.

I know the internet and social media is one of the ways of selling things that converts very well this days hut things like real estate properties, I advice you use it only for awareness. It is important that such deals are completed completely offline. If you see a house or land you might like, approach and discuss but pay only when you have seen it and its papers.

I don't think an asset like house can be a scam target. However, to be on the safe side, involve a lawyer, that is if you are not buying through estate agents. Surely there are legal documents that will need to be provided for validation by the lawyer. This will avert any form of fraud.

if you want to find a real and genuine house by going through the documents of the house, not just the documents of the house but by also conducting a search at the lands and survey, to be sure the name on the documents corresponds with the one they have in their custody and owing.

Although the first thing we all going to do is to ask for the the document! But that's doesn't stop them from scamming client. But the best thing to do is to ask for the original document, test the authencity of the document, both party should sign an agreement regards the land to be on a safe side.

Verifying such documents with the government agencies assigned with the duty of land protection is one major way to be sure that you are not being scammed by paying for the house. Some fake documents are now made to look real and when you are not careful, you will fall victim to it.

It's normal to be cautious when you're investing in a landed property after all a house is a huge investment, and you'll want to be sure that you're making the best decision possible. How you'll know that you’ve found the right property can vary by person. Some people have gut instincts, others may need more convincing. Some indicators can tell you if you've found the right property for you but in all you do, make sure you get to see the original paperwork of the property and go through a genuine plug for sale so as not to get scammed.

You should first ask for documents of the property, starting with that of the land, like C of O.
Then contact local authorities to ascertain the originality of the claim.
Even if you want to purchase landed properties through an agent, before payment is made, make sure to do your background checks and meet the owner of the property.
I also support this idea of first asking for the necessary documents before purchasing any landed property. We have seen many cases where one land who be sold to more the 2 people by different owners with fake documents to deceive buyers. Most of these cases are many in court.

Criminality in the issue of real estate house and land sales is on the increase, we have to be very careful of the people we buy land and houses from.
There are some group of people that specializes in selling a land to more than two people, they do this so smoothly that at the end the matter ends up to land dispute in court cases.
How do we avoid all these kinds of issues when it come to buying of properties?
Before buying of properties make sure to have a legitimate papers of the property in building and also on the lot there are more people that forging a documents in any aspects just to make scam. there's always a way to check if the document is authentic it should must consult to lawyer first.

Before embarking on such, make sure you have a lawyer who will guide and help you with the whole process and don't do business with third parties, make sure you meet the real owner of the property and make a good background research concerning the property.

The best way I know to avoid buying a house illegally from scammers, is after reviewing the documents before the competent entities in which the legal owner of said house must be registered, the purchase and sale payments are made with bank management checks and before a notary public. In this way, transparency is guaranteed in the negotiations.

There are a lot of scammers out there and real estate is not excluded, to recognize fake houses for sale apart from the original, you have to ask for the documents of the property you want to buy, ensure you do a physical inspection and ask around too.

Generally, look for sellers that have a higher number of feedback ratings. If you're looking at a product and the seller has a number of feedback ratings and a positive feedback score of 98%, it indicates a very reputable seller. You don't have to investigate this seller further.

When undertaking to buy a house, care must be taken to ensure that you're not buying from a scammer or a property that isn't real. Try to verify the authenticity of those in charge. Also, request for evidence of sales and do not be in haste to make payment. In fact, a real estate agent would not bother you much about the payment. He'll leave you to decide whether the house is worth buying or not.

A lot of time your real estate agent will know better then this. Every house has something called a Deed if your owning the home or the land. If the Deed is signed in your name and it was done legally then you own it and it's impossible to be sold to someone else. Just make sure you don't buy a house or land without signing the deed. Make sure when you pay for it that the deed is in your name. And then you shouldn't have any problems or issues.

If you ask the seller to visit the property but they claim it’s not possible and or available for viewing, look out because this might be a fake listing
