I need a place where I don't have to give a validation token cause I need payment before I can upgrade stuff and then transfer. It seems like some people are really good at selling this stuff, but I don't know what they're doing.

If you're trying to sell an XF licence, you will basically need to be up front about that and hope the buyer trusts you - otherwise it'll be a case of fronting the renewal to be able to sell it (which you'll need to do *anyhow* to be able to transfer it)
