If I had money, I would be investing in my own business instead of investing in someone else's business. However, I I have to invest in a start-up, I would consider a lot of things including but not limited to the sustainability of the project, financials of the products, the market size for the business, business modality of the startup etc.

Well, before your business would be able to attract investors, there must be a very big potential in the business. Without this being a possibility, there's no way any investor would be interested in putting their money in a business that doesn't guarantee them any profit making. Businesses and investment is all about making money.
