Website Value Checker Vs Real Value

Do any of you determine the value of your website with a website value checker?
Do you use it for selling websites?

I use some value checker to determine what price I should sell it for!
I normally sell websites with a 10% of the value shown in these kind of websites!

With the Website checker - It values the ads, but not the specific statistics of what is happening with product placement, Sometimes it best to get a price before annoucing a price.

See what they will offer - Serious buyers will give you a estimate of what it really should go for atleast slightly lower than the initial price.

There are some services which will appraise your website as a whole- by having a human do it...

No tool can value a website. A website is valued at what someone is willing to pay. Simple as that. If anyone thinks different they're a bit stupid. I apologize is that sounds harsh.

imho one could actually sell a website for the money s/he will earn in 12 months with that website.
I recently sold a website like that and I am happy!
