Ever purchase a property from a fake realtor?

A few years ago a friend of mine purchased land near where I live, unfortunetly I guess someone had lied when they sold the place and it was one of those real estate grifters that will put up a listing for a place to rent or buy, and this guy put up a listing for a property he never owned. My friend paid the first portion of the payment and then the guy dipped. My friend was out of a lot of money and had no house or property to show for it.

Has this sort of thing ever happened to you?

Never in my life, I have ever purchased a property, however, I have sold the landed property a couple of times. In my home country, there have been a lot of cases when property dealers scammed property buyers. One of the biggest scams surrounding property market in my home country is related to a deal where a fake realtor sold government land to the people.
