Are quality websites increasing in value?

I know that websites used to be priced around 6 - 10 x monthly revenue but it seems that quality websites are commanding far higher sale prices than they were a few years ago. Take this site, owned by Nerdie from Fp: https://flippa.com/3168024-awesome-flat-icon-site-featured-on-mashable-no-maintenance-pure-profit. Sold for $15K on revenue of $500ish.
I'd imagine that buyers are seeing alot more potential for growth for these niche sites than they did afew years ago.

Yes, niche sites are more in demand than anything else these days. I am sure that visitors also want to go through niche to find appropriate things quickly without distracting their views to anything else.

I think they are. With all the new design techniques and software making it out there, it's hard to find your headway online. If you can make a high quality website, no matter how bad your product, I'll still take the time to look at it just because of the design. People want to see pretty things, and it's good start to looking professional and making revenue.
