When buying land as a property, I know of two important things that you will have to consider. They are;

  1. Purpose of the land - will it be for residential, commercial or industrial use? You have to buy land that is in the right location for your purpose.
  2. The legal procedures - what does the law require you to do when acquiring land? There are legal documents like title deeds that you will need to receive. It is always best to have a lawyer to guide you on the legal requirements.

You should also be careful when buying land. There are cases of people who have been conned. Some sellers sell land that does not actually belong to them. Or the land owners have sometimes been known to sell the land to more than one buyers.

What other things should you consider when buying land?

The value of your building can go down because the property will also depreciate, however, the value of your land will never go down. Therefore, it is better to invest in land instead of a house. But you need to be careful about choosing the plot.
 
If you are buying land, for me the most important thing you should consider is the legal implication, as this might come to disturb you in the future if not properly taken care of.
 
Also, you have to go and check the city master plan if that particular land was earmarked for something by the government. Unless you would lose the land and the money without compensation.
 
I always consider what I want to use the land for so that I will be able to know the kind of location that will fit the land. I will also check if the land is not a moisture one because those ones are not very good
 
You should have a broad notion of where you wish to reside before looking for a piece of land. Investigate the community, its closeness to schools, and other vital facilities to verify it suits your requirements.
