How do you value your forum if you want to sell it?

It depends from your financial situation, so if someone is in good money situation and doesn't have debts or some urgent bills to pay so he could sell his forum for adequate price, but if someone has urgent need to money even his forum worth 800 dollars and someone wants to sell for 740 dollars only then he will sell for first one purposing closest price to his target let's say someone purpose 690 dollars and second 705 dollars and third 740 dollars.
 
I have sold just one forum. The price I set for my forum was based on the traffic it was generating, revenue it was pulling and the number of content and members.
 
It really depends. A friend of mine sold his forum for roughly $3k and it was not a forum that was earning money. I think it was more so about the value it had as content had built for over 10 years and the guy who bought it loved the niche.
 
Two parameters that can be uses to evaluate the worth of a site. First is the amount of traffic flow on the site. Second is the level of monetization on the site. I am sure a buyer would look at these parameters too.
