How do you deal with outrageous agent fees?

When we were looking for houses, we had to cut ties with one particular agent as they were not very good. It seemed they would be also pocketing any extra profits without letting us in on the added fees. My advice, go with referrals & people you trust. Our next agent was a family friend. His family still lives down the street from my parents & I joked that if something happened, I'd have my dad talk to his dad lol Never came to that as the guy was really nice & always went out of his way for us, at his own expense I might add.

Seriously, there agents that are too greedy. I have had lots of experience with them. It's why I don't deal with only one agent because they will exploit you to the core and suck you dry.

Have access to at least 5 or more agents and use the one's that give you something good to work with.

In my opinion, such people do it because there are not enough competitors in this field. Fortunately, I did not have to face such a situation, but it is worth learning the skills yourself if you want to buy land more than once and often.
