How do you choose your forum software?

What do you look for when choosing a forum software like PhpBB, MyBB, XenForo, etc? What are the main things you look for and which is a real deal breaker for you when it comes to choosing?

I look for something that is not only easy for me to use, but also for the actual members of the forum to use. I like good functionality out-of-box with also the ability to easily be able to add or remove functions. A real deal breaker for me is having to jump through a bunch of code to add a simple modifications, and that is the main reason I don't use phpbb.
 
I look at the reviews first, see the overall communities reaction to it all, then I compare them to others, example for free forums I chose MyBB because of the amount of plugins, simplicity, and looks compared to PhpBB, ect. I also choose XenForo as I do not like the ACP of IPB, and VB is terrible, and outdated.
