Estate agent: How do you deal with time wasters who acts as normal clients ?

This is one big challenge of the real estate Business as an agent, you get people posing as clients to come and waste your time after all the inspection of the whole properties.
As a real estate agent, how do you deal with such situations?

You can't. This is prevalent in every business and trust me if I say, I worked from construction to writing everything, and you always are going to find time wasters. The goal is to train yourself to recognize them fast and deal with them faster so you can go to important clients. How do you do that?
Well simple, you just study a bit of body language and psychology for salespeople.
 
There are some time wasters that appears In form of customers, as for me you can only try it once wasting my time. Once am aware you are not a customer as appeared and it is obvious you are only for wasting time, and since I have other things to attend to. I will look for a way to leave you behind.
 
We as agent has had a fair share of those time wasters that comes to either buy estate land or building, we will take them on inspection tour, after everything, what we will hear is I will get back to you, that can be so frustrating and time wasting.
So we devised a new strategy to combat such a problem, we came up with what we called inspection fees, any body that want to go on inspection will be made to pay a certain amount of money so that even if they end up not taking any of the property, it won't be a waste to we agent.
 
I understand this because I have met some people in the movie industry posing as movie producers who need a story and a director. They would be talking at length to know what I know about the business and they would evaluate my recommendation regarding the director and other workers in the movie industry for making a good film. But after more than an hour the guy will not come back anymore. With real estate the best measure is to limit the conversation to 15 minutes. If nothing comes up then you can cut the conversation and leave.
 
I have done a lot of research and I think the only way to get read of time waster is simply not listen to them, set your self straight, know what you are doing and what you are selling.


When they ask you questions, ask them the reason for the question and what exactly do they want from you. Ask them if they really are interested and if they don't show any interest then better still ignore them.
 
In every business, customers are always right. As we have serious customers, we also have unserious ones. You just need to be calm and lure them into buying with you. And if they don't after the time wasting. Just let them go without even saying abusive words.
 
This is completely unavoidable, I thought going into Real Estate would be a very great idea as this line of business brings a lot of money without much stress, but getting to know this now has really opened my eye's that there are no easy job out there.
 
When I notice a client that is only there to waste my precious time for nothing, I'll know. And I will quickly do everything possible to halt our conversation, cos it doesn't worth it. We are either for business or never.
 
In my opinion we face time wasters in every business. People come,talk and go away.But we should talk to them well. They should be briefed in a good wayAnd deal well with them because you know them by the way you treat others.But if someone is just talking, he should apologize and get busy with his work.
 
Time wasters pretending to be clients waste productive time that might be used in sourcing properties for prospective tenants. When dealing with a prospective noticed to be time waster, ensure you make the client fill a mandatory inspection form with a reasonable amount before inspection.
