All investments are assets, however, all assets are not investments. Assets and investments look similar concept in finance, but there is a slight difference. Your investment such as stocks, ETFs, Mutual Funds, etc. are assets, However, your assets such as houses, car are not investments. INvestment is something that gives you return, assets is something that is of value but might not give you returns directly.

I disagree about houses and your car not being an investment. For example, you can buy a broken down car, repair it and sell it for a profit. That in itself would qualify as an investment right? And you can build up a great house and later possibly sell it for double or more of what you paid on it. So I think your property can be a assett you later sell off for a profit.

Many young families back in the day would buy a small house, fix it up, sell it later on and then find a bigger home, rinse and repeat. Now days you can't really do that since the housing market is a joke these days.
